We have experience of managing developments from four-dwelling converted townhouses up to seventeen-unit developments with extensive gardens. Each development is unique with management duties tailored to specific requirements.

GALLINAS POINT

Built alongside Tai land House, most famous for being the summer home of Virginia Woolf and with a view that inspired the novel To the Lighthouse, Gallinas Point is a major landmark development looking down upon the Porth minster coast.

Consisting of 17 apartments, the development has large communal areas, lifts, stairwells, carpark and extensive gardens and planted landscaping.

Blue Bay manages Gallinas Point, inspecting and maintaining the development several times a week, as well planning and tending to the planting scheme of the exotic gardens.

As part of planning major refurbishments for the benefit of owners and guests of holiday lets, Blue Bay’s location allows us to coordinate local trades and suppliers, oversee works and plan seasonal work to limit disruption to the busy summer period.

ST EIA

Based on the site of the old St Eia hotel, this brand new luxury development features a managed estate with a mix of freehold townhouse dwellings and a self-contained apartment complex. This is a great example of multiple owner types and landlord obligations, and the overlapping management needed to service all appropriately. Both estate management and apartment leaseholder management are supplied by Blue Bay

PORTHMINSTER APARTMENTS

Located at the top of Porth Minster Terrace, this is a large, handsome townhouse conversion with major extensions to form six independent units.

It retains much of its original fascia and is a great example of an existing development that chose to move to Blue Bay for our local service. The development also retains gardens and carpark responsibilities which are managed by Blue Bay

CHY-AN-KERRIS

Famous as the former home of Dame Barbara Hepworth, Chy-an-­Kerris is a tasteful development of the original extensive house into four apartments, whilst maintaining and restoring the original aspect. This development also includes extensive sub-tropical gardens and cactus patio which are managed by Blue Bay.
